Service and eligibility
Basha Khojo helps people publish rental information, discover homes, communicate and arrange viewings in Bangladesh. It is not the landlord, tenant, property agent, payment escrow or guarantor of a rental unless a separate written agreement expressly says otherwise. Accounts are intended for users aged 16 or above; users under 18 need a guardian's permission. Binding rental commitments require the appropriate legal capacity or adult authority. Keep sign-in methods secure and provide accurate account information.
Listings and user content
Publish only property you own or have permission to represent. Keep availability, photographs, rent, advance, charges, facilities and house rules accurate. Prices are in Bangladeshi taka unless expressly stated. You retain rights in your content and give us permission to store, process and display it to provide and promote the requested listing/service, subject to your privacy choices and deletion rules. Obtain consent before uploading another person's details, documents or imagery. Do not infringe copyright, impersonate others, defraud, harass, post sexual or abusive content, disclose confidential information or bypass security or usage limits.
Safety, verification and agreements
Inspect the property, confirm the lister's authority and every charge, and keep written agreements and receipts before paying anyone. Identity reviewed means the described identity check was performed; it does not establish ownership, authority, safety or availability. Agreement tools organize information and approvals; they do not replace advice about your particular rental or guarantee enforceability. A selected tenant must approve release of their protected details. Never request or disclose payment PINs or OTPs. Report suspicious content using the app or support.
Memberships, promotions and rewards
The plan screen describes the current allowance, duration, price and included benefits. Moderation still applies, and paid plans or sponsorships do not guarantee tenants, clicks, messages or a successful rental. Paid sponsorships are labelled and ranked above earned ad boosts; placement also depends on matching filters, availability and moderation. Optional rewarded boosts require three server-verified ad completions within the disclosed period and have no cash value or transfer rights. Durations and limits are disclosed before participation. Fraudulent or duplicate completions do not count. Using the core app does not require watching rewarded ads.
Payments and refunds
Checkout availability depends on the app edition. Direct-install payments, where enabled, use the official bKash/Nagad details shown at checkout and require verification of the provider transaction reference. Sending an unverified reference does not activate benefits. The Google Play edition does not offer new paid digital checkout in this release; existing entitlements continue until their confirmed expiry. A legacy subscription is managed through its original provider. Rental payments and deposits are separate transactions between the relevant parties. Moderation, suspension and deletion
We may review, reject, hide or remove content, restrict accounts and investigate abuse to protect users or comply with law. Editing a published listing may require another review. Where appropriate, the app provides the decision or an appeal/support route; urgent safety actions may happen first. You may withdraw listings and request account deletion. Restrictions do not remove mandatory consumer rights or our obligation to review payments for services not delivered.
Availability, responsibility and disputes
We take reasonable care in operating the service but cannot promise uninterrupted access, error-free third-party content or rental outcomes. You remain responsible for your own statements and agreements. Nothing in these terms excludes rights or liabilities that applicable law does not permit us to exclude, including legally protected consumer remedies. Raise a dispute with support and provide relevant records so we can try to resolve it. Applicable mandatory law and competent authorities remain available; these terms do not require you to surrender those rights.
Changes and contact
We may update features, prices prospectively and these terms. Confirmed benefits remain governed by the terms applicable when acquired except changes required by law or safety. Material changes receive notice where required and an updated effective date. Support and complaints: basha@overspill.net.
Fatima Apu search packs
A conversation includes up to 50 user messages within 24 hours and is counted once when a search succeeds. Clarifications before that search and technical retries do not consume another conversation. Reading results, viewing the inbox and automatic monitoring do not consume conversations. Free membership includes one conversation per calendar month and a seven-day watch. Paid pack allowances and simultaneous watch limits are shown before purchase; pack validity begins after verified activation, unused pack conversations expire at the stated end date and packs do not automatically renew. Included membership allowances reset monthly; Owner Plus includes 30 conversations each month. Monitoring continues while an eligible plan or pack is active, even after its interactive conversations are used, and ends on expiry, pause, stop or your found-home choice. Matches depend on actual available inventory and your requirements. Apu cannot guarantee a suitable rental, landlord response or completed tenancy. Apu cannot pay, sign an agreement or contact another user on your behalf without your explicit action. Checkout methods depend on the app's distribution channel; unavailable payment methods are not offered.
